What happens if I want to use my villa myself?

You block the dates one click in the owner portal. The calendar updates everywhere — Airbnb, Booking, direct. No paperwork, no penalty. Most owners use their place 4–8 weeks a year.

What's the minimum contract length?

One season, renewable. We work in 6-month rolling mandates. If we're not delivering, you walk away with 30 days' notice — no exit fee, no friction.

Are there fees beyond the 20% commission?

No hidden fees. The 20% covers everything we listed under "Included in our commission". The only items billed separately are at-cost services you'd pay anyway: works, repairs, gardener supplies, décor refresh. Always with your written approval.

Who handles taxes and legal in Costa Rica?

You stay the legal owner and tax-payer. We deliver monthly statements with everything itemised — gross, fees, net to you, expenses — so your local accountant has what they need. We work with the tax advisors most foreign owners in Santa Teresa already use, and can introduce you if needed.

How fast do you respond in an emergency?

Under 30 minutes during the day, under 2 hours at night. We live in Santa Teresa year-round — the rainy season included. There's always someone five minutes from your villa.

Do I keep control over the calendar and pricing?

Yes. The portal shows everything, live. You can block dates, see every booking, every price, every review. We handle the day-to-day, but nothing material happens without you knowing.

What if guests damage the villa?

Each booking carries a security deposit. We document everything on arrival and departure with photos. For damage beyond the deposit, we negotiate with the platform (Airbnb / Booking guarantees) on your behalf, or with the guest directly. Most cases are resolved within a week.

What if the villa needs major work?

Any work above $500 USD is sent to you with three quotes from our partners — construction firm, electrician, plumber, pool tech. You approve in writing. We supervise, photograph progress, and pay on milestones. Our partner network keeps prices fair and the workmanship right.

How do you set the right price for my villa?

A first reading from comparable villas in your area, layered with our 8 years of Santa Teresa booking data. We adjust weekly — peak December, surf season July–August, quiet October. Honest target, not optimistic. We share the model with you on day one.

Can I meet the team before signing?
